We recently sat down with Kalka’s design manager to find out a bit more about why Kalka are so unique in their service offerings.

What are the main considerations that are taken into account when custom designing a Kalka home?

We need to clearly understand individual client’s requirements to establish a clear brief and scope to the proposed budget. We meet with all our clients for a detailed design review session to identify these requirements, which includes a review of their wants, needs, likes and dislikes. Here, we also gain an understanding of their family structure and lifestyle.

We then move into a planning phase for custom homes, to accommodate the particular site attributes and any inherent restraints—all which need to be addressed during the initial planning phase. We need to appreciate that all housing sites are individual and no two are ever the same.

For example, the orientation of the site can influence the planning decisions for positioning, ensuring the right outlook from certain rooms, whether a pool is required, site gradient being either top side or bottom side of the road, etc.

Our goal here is to provide a home or functional living environment that not only suits the client’s requirements, but more importantly, is an enjoyable space to live in.

How do you know which floor plan to choose for your block?

The site’s attributes and restraints need to be addressed with any new home proposal, either with our more standard Kalka plans or completely custom designed Kalka plans. The process is the same here for any site and any home. A thorough site inspection review is required to determine the suitability of any selected home design on any particular site.

Time is taken in the planning phase of all our homes, to achieve the optimum outcome. For example, we may take into consideration window placement and window configuration to ensure cross flow ventilation. Or we may re-plan the upper level bedroom layouts to maximise space or take advantage of the site’s orientation. We work with our clients to achieve the desired outcome.
